And the commute. If you work at Kennedy Space Center, the cape, SpaceX, or Blue Origin, this is the shortest drive in the county. A few residents are at their desk in 15 minutes flat.
Quieter than Cocoa Beach. No tourist crush. No cruise overflow. Just residential. You get the boater life without the spring break crowd.
Healthcare is right there too. Health First Cape Canaveral Hospital is on the island. Costs are about 7.6% lower than the national average for healthcare in this corner of Florida.
What Catches People Off Guard
Dining. Or rather, the lack of it. Most restaurants on the island are chains. There's no real downtown to walk around. Want a Friday out? You're crossing the bridge to Cocoa Village or driving south to Melbourne. Some long-time residents call this island fever.
Home prices have been bumpy. Median is around $400K. But Merritt Island values dropped roughly 10% year over year through 2025-2026. The market reacted hard to the Florida insurance crisis.
Hurricane and surge. You're on a barrier between two rivers. When a serious storm rolls in, this is one of the first areas evacuated. Wind insurance and flood are both required by lenders. Both are expensive. Plan accordingly.
Crime is uneven. Most of the island is safe. Some pockets, especially in southern parts, get flagged on local forums for drug-related issues. A local agent will steer you around the streets to skip.
And then the congestion. SpaceX and Blue Origin hired thousands in recent years. A lot of those people landed here. SR-3 backs up. The bridges back up. If your reference point is Merritt Island in 2015, the 2026 version moves slower.
