Nightlife. Or rather, the lack of it. Most of Titusville goes quiet by 9. Maybe 10. There are bars and restaurants but if your image of Florida living involves rooftop cocktails and live music four nights a week, this isn't it.
Shopping is thin. Walmart, the basics, a Publix or two. Anything specialty, you're driving to Merritt Island or Melbourne. Add 20 minutes to most errands.
And then there's the lagoon water quality issue, which is the elephant in the room. The City of Titusville has been fined repeatedly by the EPA over sewage discharges into the Indian River Lagoon. The ecosystem (manatees, fish, seagrass) has measurably suffered. If you're buying waterfront, this is real and worth your own diligence on the long-term value picture.
Hurricanes and humidity hit just like the rest of the Space Coast. Full insurance is non-negotiable. Wind, flood, the works.
Property appreciation has been slow compared to Cocoa Beach or Viera. If you're hoping to flip in 24 months for 30% gain, you're in the wrong town. Titusville is a "live in it for years" market, not a quick equity play.
